1. Agreement to Terms
By accessing our website, submitting an inquiry, booking a tour, entering into a suite rental agreement, or using any service provided by Jimmy John Beauty Salon Suites LLC ("Company," "we," "us," or "our"), you ("Renter," "Professional," "User," or "you") agree to be bound by these Terms and Conditions in full.
If you do not agree with any part of these Terms, you must discontinue use of our website and services immediately.
2. About Our Business
Jimmy John Beauty Salon Suites LLC operates a private salon suite facility located at:
3313 Naaman School Rd, Garland, TX 75040
We provide independent beauty professionals with private, fully equipped salon suites available for daily and weekly rental. Our suites are designed for licensed beauty professionals including but not limited to hair stylists, hair braiders, lash technicians, estheticians, makeup artists, nail technicians, barbers, and brow artists.
3. Eligibility & Licensing Requirements
To rent a suite at Jimmy John Beauty Salon Suites, you must:
Be 18 years of age or older
Hold a valid and current professional license required by the State of Texas for your specific beauty service (where applicable)
Maintain your license in good standing throughout the duration of your rental agreement
Provide proof of licensure upon request at any time
Carry and maintain valid liability insurance covering your services (recommended and may be required)
Jimmy John Beauty Salon Suites LLC reserves the right to deny or terminate a rental agreement if a renter is found to be unlicensed, operating outside their licensed scope, or in violation of Texas state regulations.
4. Suite Rental Rates & Terms
Current Rental Rates:

Promotional Offer:
New weekly renters receive the first 2 weeks FREE. This offer applies to first-time weekly renters only, is subject to suite availability, and may be modified or discontinued at any time without prior notice.
Payment Terms:
Rental payments are due in advance of the rental period
A refundable security deposit of $100 is required to secure your suite
The security deposit will be returned in full upon move-out, provided the suite is left in good condition with no damages, unpaid balances, or outstanding obligations
Accepted payment methods will be communicated at time of rental agreement
Failure to make timely payments may result in immediate suspension or termination of suite access
5. Security Deposit
The security deposit of $100 is collected at the time of suite reservation
It is held as security against damages, unpaid rent, or breach of these Terms
The deposit will be refunded within 14 business days of move-out, less any deductions for damages or outstanding balances
Deductions will be itemized and communicated in writing
The deposit does not apply toward rent
6. Suite Access & Hours
Renters are granted 24/7 keyed access to their suite during the active rental period
Each renter receives their own private, lockable suite
Renters are responsible for keeping their suite locked when not in use
Lost or damaged keys/access cards may result in a replacement fee
Jimmy John Beauty Salon Suites LLC reserves the right to access any suite for maintenance, emergency, inspection, or safety purposes with reasonable notice where possible
7. What Is Included
The following are included in all rental rates:
Private, lockable salon suite
Electricity and water utilities
High-speed Wi-Fi
Common area cleaning and maintenance
Guest parking
Shared wash station access
Directory listing within the facility
Renters are responsible for providing their own professional tools, supplies, products, and equipment unless otherwise agreed in writing.
8. Renter Responsibilities
As a renter at Jimmy John Beauty Salon Suites, you agree to:
Maintain your suite in a clean, sanitary, and professional condition at all times
Comply with all federal, state, and local laws and regulations, including Texas Department of Licensing and Regulation (TDLR) requirements
Refrain from subletting or sharing your suite with any unlicensed individual
Not use the suite for any illegal, unlawful, or unauthorized activity
Not store hazardous, flammable, or illegal materials in the suite
Treat all staff, other renters, clients, and guests with professionalism and respect
Not make any structural alterations or permanent modifications to the suite without prior written approval
Maintain appropriate client conduct within the facility
Comply with all posted facility rules, signage, and policies
9. Prohibited Activities
The following are strictly prohibited on the premises of Jimmy John Beauty Salon Suites:
Performing services without a valid Texas professional license (where required)
Subletting or sharing your suite with another individual without written consent
Use or sale of illegal substances
Smoking or vaping inside the facility
Harassment, discrimination, or threatening behavior toward any person
Unauthorized commercial photography or filming within the facility
Any activity that disrupts other renters or clients
Operating outside the scope of your professional license
Violation of any prohibited activity may result in immediate termination of your rental agreement without refund of remaining prepaid rent.
10. Cancellation & Termination Policy
By the Renter:
Weekly renters may terminate their rental on a week-to-week basis with written notice
Daily renters may cancel with 24-hour advance notice
Prepaid rent is generally non-refundable unless otherwise agreed in writing
Promotional free weeks have no cash value and are forfeited upon early termination
By Jimmy John Beauty Salon Suites LLC:
We reserve the right to terminate any rental agreement immediately and without prior notice for:
Non-payment of rent or fees
Violation of these Terms and Conditions
Violation of applicable laws or regulations
Conduct that endangers the safety or wellbeing of others
Repeated complaints from other renters or clients
License expiration or revocation
Upon termination, the renter must vacate the suite and remove all personal belongings within the timeframe specified by management.
11. Liability & Indemnification
Renter's Liability:
You agree to be solely responsible for:
All services performed on your clients within your suite
Any injury, damage, or loss arising from your professional services
Any claims made by your clients related to your services
Compliance with all applicable professional, health, and safety standards
Limitation of Liability:
Jimmy John Beauty Salon Suites LLC is not liable for:
Any injury to you, your clients, or third parties occurring within or around the facility, except where caused by our direct negligence
Loss, theft, or damage to your personal property, tools, or equipment
Any business losses, lost clients, or lost income resulting from suite access issues, facility closures, or termination of your rental agreement
Any claims made against you by your clients
Indemnification:
You agree to indemnify, defend, and hold harmless Jimmy John Beauty Salon Suites LLC, its owners, employees, and agents from and against any claims, liabilities, damages, losses, or expenses arising out of or related to your use of the suite or your professional services.
12. Insurance
Renters are strongly encouraged to carry:
Professional liability insurance (also known as errors and omissions insurance) covering their specific beauty services
General liability insurance
Jimmy John Beauty Salon Suites LLC's insurance does not cover renters, their clients, or their personal property. Proof of insurance may be requested at any time.
13. Facility Rules & Conduct
The facility is a professional environment. All renters and their clients are expected to behave accordingly.
Noise levels must be kept at a reasonable volume that does not disturb neighboring suites
Parking is available for renters and clients in the designated parking area
Common areas must be kept clean and tidy after use
Children must be supervised at all times while on the premises
Animals are not permitted in the facility unless they are certified service animals
14. Website Use

Not attempt to hack, disrupt, or interfere with the website or its systems
Not reproduce, copy, or distribute any website content without written permission

16. Intellectual Property

These Terms and Conditions, together with our Privacy Policy and any signed suite rental agreement, constitute the entire agreement between you and Jimmy John Beauty Salon Suites LLC with respect to your use of our services and supersede all prior agreements or understandings.
